Replacement of conserved building roof at SASS

PROPOSED REPLACEMENT OF EXISTING ROOF AT 2-STOREY WOODSVILLE HOUSE AT ST ANDREW'S SECONDARY SCHOOL

The 2-storey Woodsville House is a conserved building situated within St Andrew's Secondary School classroom blocks. It is used as a staff office with the Principal's and HOD offices located at the second floor. The building's roof structure had signs of termite infestation which required replacement.

The scope of works include replacement of the existing roofing, construction of a temporary roofing, termite treatment to new timber joists, replacement of ceiling, electrical and ACMV items. The M&E works for the building were under our design and build scope.

As Woodsville House is a conserved building, URA's strict conservation requirements has to be met and cleared. V-shaped roof tiles had to be used and sourced from overseas. The roof timber structure had to be replaced one-to-one to retain the existing timber structure dimensions.

As the building has no road access, this poses a key challenge for the removal and installation of the heavy roof timber joist. Temporary hoisting systems and additional manpower were used to overcome this access issue.

Our team managed to overcome the tight timeline and challenges to handover the building before the new school term starts in January 2024.

Key challenges:

Tight timeline which coincides with exam periods; Limited access for machinery to hoist timber joist and roof tiles; temporary roofing to prevent seepage to conserved building
